We are a true private money lender with 4 different funds - two closed end and two open end.  We do not get our money from Wall Street.  We do not sell our loans after they are funded.  We live with those borrowers for however long they have the loan.

Typical hard money.  Owner occupied consumer purpose loans are no more than 6.5% over the APOR as listed on the FFIEC website.  Business purpose/commercial/investment?  Well, those depend on 4 factors:  credit, collateral, capacity, and CHARACTER.

We've been lending private money for 25 years.  What do we love?  Borrowers that pay us back.  Therefore, character encompasses all of the qualities we look for in a borrower and an originator.

61 month partially amortizing terms OR fully amortizing up to 15 years OR 12 month bridge loans.  Rate based on LTV and credit and loan amount and FFIEC guidelines.

Commercial loans - from the smallest to the largest.  $16M in 3 days, $4.5M in four days, $50k in 3 hours, you get the point.  The rate depends on the speed required and the risk taken - typically 8% to 20%

Private money tends to attract scam artists who think they can convince someone to give them money.  You've probably been the victim of some of these folks and we have too.  Therefore, we have processes in place that we follow, and we do not deviate from our rules.
